The attached graph shows closed condo sales in the Commonwealth over $2 million for the twelve months ending June 30, 2025. (Only MLS PIN sales are included in this graph so some developer off-market sales may not be reflected.) Not surprisingly, Boston far exceeds other communities (66.0% of total sales). Keep in mind that these data include townhouses – so anything considered a “condo” in MLS.
In the most recent 12-month period, there were 518 condo sales over $2 million, with a growing number occurring in Brookline, Newton, Cambridge. and Wellesley largely due to new construction and condo conversions.
(We do not include Cape Cod on these graphs, but if we did Provincetown would have the most significant number of $2 million condo sales at 13.)
